The property is located in a valley overlooking the village of Bournan. The nearby towns of Ligueil and Saint Maure de Touraine have numerous shops, schools, restaurants and medical facilities. Tours is only 35 minutes drive to the north with high speed rail connections to Paris and Bordeaux, and the airport offers flights all year to the U.K.

The main property forms one side of an enclosed courtyard. The courtyard can be accessed via gates from a parking area. Also around the courtyard is a gite, a maison d’amis, a large barn with horse boxes, two further barns, access to a vaulted cellar under part of the main house and old kennels which have been converted to a boiler room. Outside the enclosed courtyard is an old bakery and a large metal barn with solar panels on the roof.

The property is well maintained and this is reflected in the DPE. There are also different energy saving features such as using well water for toilets and the washing machine, solar panels, etc.

The Main House

A beautiful farmhouse constructed from tuffeau stone which is prevalent in the area. The property is accessed via a half glazed door into a very large entrance hall (19.5m2) which provides access to the two ground floor rooms, the laundry (3m2) and the staircase to the first floor. There are terracotta floor tiles throughout the ground floor.

On the right of the entrance are double glazed panel doors to the spacious sitting room (35m2) with a woodburner set in the large fireplace. There are windows giving views to the fields behind the property and into the courtyard. Under the sitting room, and accessed from the courtyard, is a vaulted cellar.

Off the left of the entrance hall is access to the very spacious open plan fitted kitchen and dining room (36m2). There is side access from the kitchen into the garden and views over the valley. There is a woodburner set in the fireplace.

Heating throughout the property is from central oil heating, woodburner or geothermal. Water from the wells is extracted and used for the washing machine and toilets.

The staircase has a half landing with access to a cloakroom with WC (1.8m2) .

On arriving at the first floor, one is struck by the size of the area with woodburner and high ceilings. This area (19.5m2) can have multiple uses including being used as an office area, children’s area or reading area. It could also be returned to its former use as a bedroom with the addition of a small partition. There is a small storage room (1.2m) off the landing.

Accessed from the landing is the principal bedroom (17m2) with ensuite shower room and toilet (3m2). The bedroom is the full depth of the property and has a lovely window overlooking the courtyard. Off the other side of the landing is a corridor with access to the bathroom (3.1m2) with WC and two bedrooms (11.7m2 inc dressing, 6.8m2). One of the bedrooms has a private dressing room.

There is wood flooring throughout the upper level and the ceilings are boarded with an attractive grey finish.

The Gite

Accessed from the courtyard, and separate from the main house, is a one bedroom gite. There is a spacious open plan living area with a woodburner and glazed doors leading to a private terrace. The shower room and separate toilet are accessed from the kitted kitchen.

A staircase from the living area leads to an L shaped floor with bedroom in one part and a large glazed fitted oak bookcase in the other creating an office area. Windows give views over the courtyard and the fields.

Outbuilding

This lovely building can be found on the opposite side of the courtyard to the gite. Accessed through a glazed door into a room which could be used as a living room or bedroom. There is a staircase rising to a mezzanine. There is a Jack and Jill style shower room with WC and further access to another bedroom and glazed door to the courtyard. There is another staircase to a mezzanine.

The Barn

Dominating the courtyard are the huge entrance doors to the barn. This is divided into two sides; one is used as a gym and the other is fitted out with horse boxes. Access from the rear of the building leads to the fields. There is a staircase giving access to the first floor for storage.

Old Goat Barn

The area is famed for its goats cheese and it is likely this barn was used to house goats. The original feeding troughs and hay racks are still in place.

Bakery

Situated outside the courtyard, but still constructed with tuffeau stone is an old building housing the ancient bread oven. There is access to the first floor from an external door above the entrance.

Metal Barn

This large building is located behind the main barn. It is of wooden frame construction with metal cladding and solar panels on the roof. The large double doors give access to one big room.

Gardens and Land

Access to the property is from a quiet country lane into a sizeable illuminated parking area. Stone pillars and metal gates give access to the enclosed courtyard. The property is set in over 9 hectares of land and woods. The majority of the land is located on the west side of the property and is used for horses. There is also a separate building with slate roof housing the well with motorised pump. There are patio areas outside the gite and main house where you can enjoy the beautiful views across the valley to Bournan church. .
