EXCLUSIVE
Beautiful medieval property with renovated 3 bed keep, large outbuildings & attached land; riverside location.
Lovely property located near the centre of the village of Vilhonneur in the eastern Charente.
Dating from the 12th, 15th and 16th centuries, this historical monument comprises an old stone keep with >250m² habitable space, other historical outbuildings including a drawbridge/guard tower, and attached plots of land totalling 1.3 hectares including river frontage.
The keep has been fully renovated to create a very comfortable home that includes three very large bedrooms (one ensuite) and a ground floor living space that includes a fully equipped kitchen, dining room and salon.
The other buildings are all in good condition and offer great renovation potential.
The land is mainly pasture with a part bordering the Tardoire river that runs past the property.
The nearby village of Saint Sornin has a bakery and bar restaurant. Full amenities can be found in the nearby market towns of Montbron and La Rochefoucauld, both within 10km.
Angouleme is about 35km (TGV to Paris and Bordeaux).
A small Chateau Fort, a registered historical monument, originally built in the 12th century and with subsequent additions in the 15th and 16th centuries. Includes a four floor large square keep flanked by a turret housing a spiral staircase, and a variety of other historical buildings including a former drawbridge with first floor guard tower. The keep and the other buildings of the now largely destroyed castle were accessed by a drawbridge and surrounded by a moat, which has long since been filled in.
Located in the village of Vilhonneur in the eastern Charente, the property boasts numerous character features that include very large stone fireplaces, high ceilings made of solid oak, a tower with a spiral stone and wooden staircase and a third floor stone and wood balcony.
Entering the property takes you through a lockable entrance gate into a courtyard space with parking for 3-4 cars.
On the left is a small barn of about 60m² floor space while ahead looms the fully renovated 4 storey keep.
Entering the keep takes you through a thick red wooden door above which are some very elegant stone carvings and into an entrance hallway (12m²) with thick stone walls and floor.
In front of you is a small corridor leading to a large spiral staircase leading to the upper floors while on your right is a living area (25m²) comprising fully equipped kitchen, dining room and salon.
The keep has three floors and an attic space. Each floor comprises a very large bedroom (each over 50m²) each with its own separate shower room with washbasin and lavatory.
This is with the exception of the third floor bedroom which has an ensuite bathroom with bath and over-bath shower, lavatory and its own stone balcony with some great, far-reaching views. All bedrooms have high oak beam ceilings, large windows with interior shutters as well as polished wooden floors.
The fourth floor is a large attic space that is directly under the roof, features more lovely character woodwork and could be renovated to create a fourth bedroom or some other kind of habitable space.
Back outside, there is a courtyard space between the keep and further outbuildings that is mainly lawn with a few trees that would be ideal for an in-ground pool (subject to relevant permission). Additional land, at a lower level, surrounds the buildings and is enclosed by an old stone wall. One side of this land borders, and has direct access to, the Tardoire river that flows past the property.
The outbuildings offer over 500m² floor space of and have great renovation potential for any number of renovation options - large and very grand family home, very comfortable and full of character holiday home or even as an events venue (for weddings, a church and the Mairie are just across the road).
These buildings include a Logis (200m² floor space), a tax/crop collection house (70m² floor space), an open barn (150m²), and another barn (100m²).
The open barn has been renovated to create a covered open space that comprises a fully equipped (fridge, dishwasher, large bbq and electric hobs) summer kitchen and sitting/dining area.
All buildings have roofs that are less than 10 years olds (completely replaced in the latter half of 2018).
A lovely medieval property with enormous renovation potential awaiting its new owner and the next chapter in its long history!
