Enter through the ancient front door into a broad hallway (17m²).

Continuing through this reception room, double doors give access to an independent apartment/gîte annex accessible to persons of reduced mobility (57 m² in total). A small vestibule leads to a fourth, very spacious, bedroom. Window to front. (22 m²)
From this bedroom, a door hides the stairs to a loft room. This space is currently used as a large office and library but would make a good-sized bedroom. A Velux-type roof light with automatic blind, and gable end window provide plenty of light. The sloping roofline restricts space at the edges but the ceiling height in the centre of the room is high enough to make this a very usable space (41 m² total floor area, 16 m² with head height to ceiling of 180 cm or more).

From the main staircase, a door gives access to stairs leading up to a loft suite (52 m² total floor area, 30 m² with height to ceiling of 180 cm or more). Exterior
The immediate surroundings of the house are laid to gravel, or paved with concrete or stone.
The heated swimming pool (heat pump) runs on a salt system which includes automatic water analysis. The liner was replaced in 2024 and has a 10 year guarantee. The pool cover meets security requirements. Around the pool, pavers provide a broad terrace for loungers and the oak-built pergola offers shady refuge from the summer sun.

Three separate stone outbuildings offer plenty of potential either as storage, stabling, or further accommodation. Each has lighting and electricity supply. The first provides space for a garage and workshop. The second comprises the old forge (81 m²) which still features its bellows and a gigantic barrel in the back room, as well as a hoist for shoeing cattle should you ever feel the need. The original bread oven has been restored and is used as a pizza oven these days for community summer fetes. The third outbuilding is a wood-store and workshop (23 m²).
These buildings are in good condition and in their original state as working farm buildings.

From the rear of the house, a large ramp leads to the old barn located above the studio annexe. This vast space is currently boarded and used for storage but offers even more potential for development. (176 m²)

A very deep well has been covered and fitted with a pump.

The gas tank is buried underground, with access hatches for delivery and monitoring.

A stroll through the two acres of grounds brings you to a small, spring-fed lake stocked with carp, surrounded by shady trees and partially covered in fairy-tale lily pads (approx. 1500 m²).
A rose garden, boules piste, grassy meadow and vegetable plot complete the grounds.
The whole is surrounded by rough hedging with some walls and fencing.
Beyond the boundary are rolling fields, the neighbouring hamlet on the other side of the lane, and a country road taking you to the nearby village (7km distant) where you'll find a small supermarket, pharmacy, primary school and restaurant.

School buses serve the local area, there are trains to Rodez and Albi from the village and further services and amenities are available within easy driving distance.

The area is known for its rural nature, hearty cuisine, sheep and cattle-rearing tradition (a local beef farm has a well-reputed restaurant and offers farm tours) and, a little to the south, the Gaillac wine region. Historic towns and villages include Albi (UNESCO World Heritage listed cathedral and medieval streets, Toulouse-Lautrec gallery) and a plethora of fortified villages and châteaux, including the family seat of the artist Henri de Toulouse-Lautrec. Outdoor activities include water sports on the Tarn and Aveyron rivers and local lakes as well as hiking, climbing and riding.
