Beautiful property located in a small hamlet in the countryside. Great view from the terrace at he front door. You overlook the rolling hills with Charolais cows.
We enter through the front door into the dining room of the house. Beautiful spacious dining room with a wood burning fireplace. This fireplace is located in the middle between the dining room and the living room and ensures cosy evenings by the fire in winter.
This is a large room where a large table can be placed to receive guests. There is a brown tiled floor and the room has a dark brown beamed ceiling. There is a lot of light through the large window and also through the half-glazed front door, there is a lot of light that also comes in through the kitchen window. From the window you look out over the hills in front of the house. Very nice view.
As mentioned, this is an open space with the living room on the other side of the wood-burning fireplace. Here is a comfortable seating area where it is nice to relax in the evening and read a good book. Again, the same brown tiled floor and a beautiful beamed ceiling.
From the dining room we have access to the kitchen. A small kitchen that is equipped with all comforts. There is a dishwasher, cooking is done here on an induction hob. There is a beautiful new electric oven built into the kitchen. There is a double sink. In the new kitchen, the electricity was also completely renewed during the installation. There is another small scullery with a door to the outside. Here you will find a fridge-freezer and a storage rack.
From the kitchen we can go to the bathroom. A long, narrow bathroom with toilet, sink and bathtub. There is a window at the end of the bathroom that lets in plenty of natural light. Still the same brown tiled floor here. Beautiful white subway tile against 1 wall, olive green ceiling. Lighting and electricity at the sink.
Stairs from the living room lead to the 1st floor. The 1st room is actually a large mezzanine where the children's playground is currently located. A double bed can easily be accommodated here. There is 1 small window just below the eaves where daylight enters.
From the mezzanine there is access through a small door to 2 further bedrooms on the 1st floor. The 1st bedroom has a sink. You have to go through the 1st room to enter the 2nd. The two bedrooms are "under the roof" with 2 mansard walls. There are 2 small velux windows in the roof. The roof is insulated with glass wool. There is laminate on the floor. Solid bottom. From the last room there is an external door where you enter the garden via an external concrete staircase. This could possibly be used as a guest bedroom with a separate entrance. Upstairs in the last room, next to the outer door, hangs the electrical box with a new linkie meter.
In front of the house is a big terrace under the trees where you have a beautiful view of the surroundings. You can walk all the way around the house. On the left side of the house is a shaded terrace where you have plenty of privacy thanks to a high coniferous hedge. Behind the terrace is the gastank on the ground, nicely hidden behind a fence. There is also the well with the water meter on this land and the septic tank is also in the ground here. On the right side of the house is a flat garden with a covered terrace between the fruit trees. From here you can fully enjoy this beautiful view from a flat lawn in full sun. This is also where the round above-ground pool is located.
Right in front of the house there is a path where you can park your car. On this path, neighbours have the right of way to draw water from the well. Currently, however, this well has been filled with stones and earth and is no longer in use. The house is located on a slope. The slope itself belongs to the property and here is another shed that can be perfectly used to store garden or similar materials. There is additional space in the garden shed which is next to the house and there is other storage space under the external concrete staircase. It would be perfect for bikes or lawnmower.
The septic tank is not up to standard, there is asbestos in 2 pipes on the ceiling on the 1st floor, and in the roof plates of the garden shed.
The house is in a small hamlet, with other houses. But still offers plenty of privacy in the garden and on the terrace due to its hilltop location. The neighbors are all permanent residents, French, and are very friendly I have already noticed. One of the neighbors has animals walking around his house; horses, donkeys, large dogs and cats.
Really nice little place. The land around the house has an area of 808m2.
The property tax is 324 euros/year.
