You access the property via a quiet rural road, arriving through gates into a courtyard area with a garage and various outbuildings.
The main house is entered via an entrance hall which houses the wood-burning boiler, providing central heating throughout the property. From here there is a storage room and a ground floor shower room with WC, basin, shower, and heated towel rail.
Continuing on, you arrive in a spacious 12m² hallway, ideal as an office space. This leads to the 14.5m² kitchen and then a generous 40.85m² living room, offering ample space for both dining and lounge areas. Glazed doors open directly onto the rear garden and a covered terrace, creating a lovely indoor-outdoor flow.
Upstairs, there is a large landing area. To the right is the family bathroom, fitted with bath, shower, basin, bidet, WC and heated towel rail. There are two bedrooms of approximately 11m² and 9.5m², both benefiting from additional floor space under the eaves.
A tower section of the house provides two further rooms, measuring approximately 8.5m² and 11.7m² respectively, offering flexible additional accommodation. A laundry room is also located on the side of the house.
Within one of the outbuildings, there is a fully independent one-bedroom gîte of approximately 40m². On the ground floor (around 25m²), it offers an open-plan living area with kitchen, lounge and dining space, plus a WC. Upstairs (approximately 15m²), there is a bedroom and bathroom.
There is also potential for a second gîte, currently requiring completion. It comprises a ground floor room of 24m² and a first-floor room of 24m². Water and electricity are already connected, but further works are required to finish the conversion.
In the garden, there are two former swimming pools. One now serves as a rainwater collection area, while the second has been converted into a greenhouse. It may be possible to reinstate this as a swimming pool if desired.
The main house is heated via a log-burning boiler system which supplies radiators and underfloor heating, complemented by an additional wood-burning stove in the living room. The property is fully double glazed throughout.
The septic tank will require replacement.
All measurements are approximate. Further photos are available on request, and the virtual tour provides an excellent overview of the main house and gîte layout.
The property is located in a peaceful hamlet near to the village of Saint-Croix-de-Mareuil, set in the heart of the Dordogne countryside. This is a quiet rural setting surrounded by mostly woodland.
The charming market town of Brantôme, often referred to as the “Venice of the Périgord,” is within approximately 20–25 minutes’ drive and offers supermarkets, medical services, restaurants and a full range of amenities. The larger town of Périgueux, the capital of the Dordogne, is around 45–50 minutes away and provides major shops, hospitals, cultural facilities and a train station with connections to Bordeaux and beyond.
The area is well placed for exploring the northern Dordogne (Périgord Vert), with its many walking routes, rivers, villages and historic sites, while still offering good access to road links connecting towards Angoulême, Limoges and Bordeaux for airports and rail services.
Overall, Saint-Croix-de-Mareuil offers a highly desirable balance of countryside living with access to essential services and vibrant market towns within a short drive.
