HISTORY
The Château du bas-Coudray currently stands on a plot of land of 8,361 m². In Le Coudray-Montceaux, there is a local legend that Gabrielle d'Estrées came to sit on the steps of the monumental staircase known as ‘de la Belle Gabrielle’ that is carved into the slopes above the Château du bas-Coudray. From there she admired the view of the Seine while the king hunted nearby. The beautiful horseshoe staircase with a balcony, and grotto is a listed historic monument now owned by the town. The grounds of the Château du bas-Coudray have been divided up over time but one was able to walk down the staircase from the rue de l'Église to the circular fountain pond that exists today with its original piping in the garden of the château.

Gabrielle d'Estrées who was very beautiful was mistress of Henri IV [roi de France (1589-1610)] with whom she had 3 children, pregnant with their fourth child, she died in 1599 shortly after Henri IV had announced his intention to marry her.

The first recorded mention that exists today of the Château was in 1578 when it was the property of Jean Tronson, Lord of COUDRAY. When the property was sold in 1665, the staircase and two water fountains are mentioned in the deed of exchange, however it is likely the staircase was built after the assassination of Henry lV in 1610.

POSSIBLE DATE OF CONSTRUCTION AFTER 1636
After the death of Jean Tronson it seems that the seigneury passed to another branch of the family. In 1629, the seigneury was in fact held by Pierre Champin, husband of Marguerite Tronson. The following year, Louis Tronson and Claude de Sève, his wife, acquired the land of Le Coudray from the ladies of Champin for the sum of seventy thousand livres. As Intendant of Finance and Secretary to the King's Cabinet in 1632, Louis Tronson may have been responsible for the construction of the pavilion/chateau and staircase. Unfortunately, this deed of sale is missing from the minutes of the notary's office held by the Essonne departmental archives. The absence of this key document makes it impossible to determine the exact date of construction of the chateau and the staircase known as "de la Belle Gabrielle" and the conditions of its detachment from the seigneury.

A 1636 description mentioned in the deed of exchange of 1665 mentions ‘a large house in Bas-Coudray, charged with paying to the seigneury of Coudray a ground rent of twelve deniers parisis, four capons, four chickens and ten Tour pounds of ground rent, it makes no mention of the garden and its ornaments.

Louis XlV the Sun King (le Roi Soleil), King of France from 1643 - 1715 abolished the Paris pound in 1667. Parisian coins were a less stable currency than the Tour pound that was notionally worth 125% more. In 1634 the toll to cross the Pont au Double to l'ile du Cité by foot was 2 deniers.

The château outbuilding adjoins the original stables on the neighbouring property to the west. Today the monumental staircase has also lost the sense of purpose in a Renaissance garden attached to a pleasure pavilion.

In the notarial deeds in 1775 a ‘chambre de Henry lV’ is mentioned however this may at most attest to a long-standing tradition or simply the existence of a portrait of the King in the house at some point.

The château is not subject to a DPE, as most of its rooms are not equipped with a
heating system.

During the course of this assignment,
coatings containing lead in excess of current thresholds were identified.
For a property of this age, it is quite normal to have a courtyard guard and original woodwork that has been painted. It's important to warn your tradesmen when renovating.

The PROPERTY is therefore affected by : - The risk of flooding and the regulations of the PPRn Inondation. NOTE:- The property is located between 2 locks on the Seine. During the 1910 Seine flood the property was not flooded, however, the flood plains on the other bank were. The property is located in a regulated shrink-swell risk zone.
However, it is important to note that the château has stood on the same site for almost 400 years. The property is not located in a noise exposure zone.
