Inviting village home in the French mountains, south-west France, Montagne Noire
From the road, through the gate to enter the secluded garden where we find the front door. Entrance hall with space for coats and shoes, electricity fuse board in cupboard.
Through to large, open-plan living space. Very usable kitchen arranged in one corner, Gas hob, electric oven, large island, black slate work surface.
Wood-burning stove with ventilated system of ducting taking heat to the upstairs rooms. This system heats the entire house and keeps it at a cosy temperature throughout the winter.
Plenty of room for dining table and chairs, lounge seating in front of the fire.

Access to garden via large sliding glass doors giving onto concrete patio area, further to lawn, shed at far end. The garden is granted privacy by a large hedge on the road side and a high wall on the boundary with the neighbours' garden. Mature climbing plants provide interest and shade.
From the living area, wooden stairs up to 1st floor. Here we find:
One large double bedroom with walk-in wardrobe, views to garden
One double bedroom with view to quiet street
One bedroom with view to quiet street through cute little square window
At the end of the corridor, space for washing machine

From the corridor, door opens to stairs up to attic rooms:

One further room to be finished, offering an additional bedroom or office space.
Overall, this house is packed full of rural charm, yet offers a good level of modern comfort with insulation, double glazing, effective heating, recent kitchen and bathroom facilities and a good eye for space and light in its renovation.
It is located on the edge of a small village which Is home to locals who have lived here for generations as well as to people who come to enjoy the cooler mountain air in summer, the warm atmosphere all year round and the excellent local produce. The village bar/restaurant is due to reopen soon, having been rebuilt. There is a small supermarket/grocery store which offers a surprising range of products. The owner is happy to chat to you about your needs and will try to source items that you require if he doesn't carry them in stock.
Village life is surprisingly vibrant. The summer fête is a lively affair with a popular flea market and culminating in a fancy dress party every year. The tennis court and sports hall are just down the road. A number of artists live in or near the village, drawing inspiration from the mountain scenery and deep peace of the forests and lakes. Horse riding, mountain biking, hiking and other outdoor activities are all on your doorstep. A short drive will take you to one of several local lakes for swimming or fishing. And if you feel like a little injection of urban energy, you can take a drive to buzzing Carcassonne or one of several quaint market towns in the area. Further afield, a day trip to the Mediterranean is easily within reach and the Pyrenees, for the skiing, are not too far away either.
This house has potential as a long or short-term rental investment, family home or second home. With good internet access it could be a great distance-working base. Contact me for more information, including a short video tour.
